New-Build Contemporary Residence & Subterranean Living

Completed in 2022, this project represents a masterclass in urban logistics and architectural precision. Set within a constrained Victorian streetscape in Queen’s Park, we delivered a bespoke contemporary home that balances modern luxury with a sensitive response to its historic surroundings.

Technical Engineering & Substructure

  • Basement Construction: Navigated a logistically challenging site to deliver a full-footprint basement. This required meticulous enabling works and bespoke temporary works design to ensure the total stability of adjoining terraced properties.
  • Structural Integrity: The lower level features a high-performance reinforced concrete (RC) box, engineered for superior waterproofing and structural longevity.
  • Natural Light Innovation: Strategically integrated lightwells and a central internal courtyard were constructed to flood the subterranean living spaces with natural light, defying the typical constraints of basement accommodation.

Architecture & Superstructure

  • Contextual Design: The building’s massing and façade were carefully executed to respect the local streetscape while concealing a vast, open-plan modern interior.
  • Optimised Living: Through clever structural coordination, we achieved expansive, pillar-free living zones that facilitate seamless flow between the home’s multiple levels.

High-Spec Fit-Out & Joinery

  • Bespoke Kitchen: Installation of a handcrafted kitchen by Higham Furniture, acting as the ground floor’s focal point.
  • Custom Cabinetry: Comprehensive fitted furniture packages delivered by Kingsbrook Joinery throughout the residence.
  • Integrated Media: A sophisticated AV suite, including a dedicated Sonos-integrated media room and a home office, tailored for modern professional living.

Performance & Security

  • Energy Leadership: At the time of completion, this was the most energy-efficient home on the street, achieved through high-performance insulation, superior airtightness, and precision-engineered building services.
  • Climate Control: Zoned underfloor heating (UFH) throughout, complemented by discrete air conditioning in principal suites and reception areas.
  • Advanced Security: A comprehensive security network featuring a four-camera external CCTV system and a fully integrated alarm.
